A first-timer’s guide to leasing an arcade lockup in Kampala

Arcades pack hundreds of small lockups into a single high-traffic building, and for many Ugandan entrepreneurs they are the first rung on the retail ladder. A lockup is affordable, visible and quick to open, but the details matter.

Before you sign, check the essentials

  • Footfall, visit at different times of day. A unit near the entrance, stairs or a popular anchor tenant sees far more traffic.
  • Power reliability, ask about the building’s backup arrangements and how often the mains fail.
  • Security, confirm the arcade’s locking, guarding and CCTV set-up, especially if you stock high-value goods.
  • Service charge, understand exactly what it covers and how it is collected.
  • Lease length & renewal, know your term, notice period and whether rent can be raised mid-lease.

Negotiating like a pro

Everything is negotiable, including key money, the deposit and the rent-free fit-out period. Landlords value reliable tenants, so come prepared with proof you can pay and a clear plan for the space. If you are unsure of a fair rate, compare similar lockups on Qubicle in the same arcade or neighbourhood before you make an offer.

When you are ready, a broker on Qubicle can walk you through the paperwork so nothing catches you out.
