How much does it really cost to rent retail space in Kampala CBD?
Asking rent is only the start. Here is a plain-English breakdown of what a shop in the city centre actually costs per month, from service charge to key money.

Retail rent in Kampala’s central business district is usually quoted per square metre, per month, but the headline figure rarely tells the whole story. Before you commit to a shop in an arcade or on a busy street, it helps to understand every line item you will actually pay.
The building blocks of your monthly cost
- Base rent, quoted per sqm. In the CBD this ranges widely by building and floor, with ground-floor, high-footfall units commanding a premium.
- Service charge, covers security, cleaning, common-area lighting and management. Always ask whether it is included in the quoted rent or billed on top.
- Key money / goodwill, a one-off payment sometimes requested for prime lockups. It is negotiable, and you should get any agreement in writing.
- Deposit, commonly two to three months’ rent, refundable at the end of the lease subject to the condition of the space.
- Utilities & fit-out, electricity (Yaka), water, internet, plus the cost of fitting out the unit to suit your business.
Ground floor vs upper floors
Visibility drives price. A ground-floor unit facing a busy walkway will cost meaningfully more than an identical space two floors up. If your business relies on walk-in traffic, a phone shop, a pharmacy, a fast-food counter, the premium can pay for itself. If you are a service business that clients seek out deliberately, an upper-floor unit can cut your rent substantially.
How to budget with confidence
